If i short-sale my house for $200K and i owe $425K on my mortgage do i still have to pay the difference?

My mortgage is $325k 1st loan & $107k heloc. Do i still have to pay the difference to my lender? Can they go after me even if i qualify for debt forgiveness?

I am trying to help my bother out. He has a home that has a first and second mortgage on it. He is VERY behind on both of them…he never even paid ONE payment on his second in almost 2 years. Well the 2nd mortgage company wrote the loan off but the 1st is still there (very close to foreclosing). He is trying to do a short sale but we can’t seem to figure out how to get the 2nd mortgage off of the title.

When should we get a place?, ready to stop mortgage payment, will try short sale/ deed in leiu of foreclosure?

Upside down, can hardly make mortgage payment so we want to get out of this house. We’ll try to sell it as short sale or deed in leiu of foreclosure with a Realtor. My question is should we stop making payment starting now and try to stay here for a few months while bank is processing short sale/ deed in leiu or should we get a place now before credit hit and move out in a few weeks? We don’t even have 1st, last deposit for the rent so we would like to save some money as much as we can but if we wait until later to get a place, our credit will be ruined, right? When do our credit report show our non payment ? A month or later after the non payment? Thanks.

Everything has its origin. Did you know that even the process of making chocolate has a history? This may be your favorite thing to do now on your pastime. The Theobroma Cacao or the food from the Gods is what you all know as the cocoa tree. Its origin can be traced on America’s rainforests, specifically in Central America. But historians are still debating about certain facts about this tree.

There are arguments that the Mayans first grew such tree in 300 AD. And the Aztecs had their turn in cultivating such in 1100 AD. The chocolate that you all know now used to be called Xocolat. This was a special beverage that was made out of chilies, anise seed, vanilla, cornmeal and some more spices. Only royalties get to be treated with such delight at the time. It was served using golden cups that were to be used only once.
Save the Chocolates
The cocoa tree is sensitive to its surroundings. It will most likely grow in the shades of the canopy of the rainforest. For this reason, chocolate lovers must unite in the goal of saving the environment, especially in saving the rainforests where the cacaos will most likely survive.
This tree is unique in the sense that its fruits grow on its branches and trunk. The reason for this is because of midges. These are the tiny insects that cause the pollination process during nighttime.
Did you know that the cacao tree can have approximately 10,000 blossoms but only about 10 to 50 of those will mature into fruits or the pod? This is because like an intelligent human being, the tree of cacao can regulate its blossoms to the amount that it can handle and grow.
The cacao tree self regulates in this process to be able to sustain its good health. It knows what it can contain and handle. It knows just how many is enough and too much. The tree does this to preserve its internal systems and to prevent its branches from breaking or falling apart.
The cocoa beans come from the fruit or the pod from the intelligent tree. Harvesters wait for the pod to ripen. They will handpick the trees and crack up the pods until they see white pulpy elements that surround the seeds. The pulps are then trashed while the seeds are kept because those are your cocoa beans, the source of your chocolate treats.
These seeds are actually bitter during such time. For this reason, these will go through the fermentation process for about three to seven days. This method will cause the seeds to go through some chemical as well as physical changes. The result of this will then be used for the royalties’ treat, the Xocolat.
The beans need to go through several procedures after which before it can be used for the traditional making chocolate purposes. Now that you know where it came from, you’ll never look at your favorite chocolate the same way ever again. Or probably not. Whatever it has been through, chocolates will remain a favorite among children and child at heart.

Since its outbreak, every poultry owner had become aware of the consequences that can happen if this deadly disease is not prevented. Bird flu or what is also known avian (meaning bird) influenza (flu), is the number one killer of poultry chickens in Asia and some parts of the world.
Bird flu started in China and became a widespread disease for their chickens thus wiping out over millions of poultry businesses and dropping the chicken industry to a devastating point. The thing about avian flu is that, not only can it affect birds but also humans which makes the illness more dangerous to various lives. It can be passed from chicken to chicken, chicken to person, person to person, person to chicken, and so on. Avian influenza is not just a disease underlying a typical cold. It is more than that. In fact, it can kill an entire poultry habitation within a week. Worse, this sickness is not a picky disease. It could affect everyone including children.

The person now will start to experience viral pneumonia and eventually, acute respiratory distress which is the most common cause of deaths among bird-related diseases.
But this pandemic crisis can be pretty much prevented if certain precautions are practiced if everyone who is involved will cooperate with the measures that were given out by the authorities.
Through thorough surveillance, WHO (World Health Organization) supports in eliminating the disease. Through this, they can trace the source of infection and track down those who were affected by the flu. They will confirm instances of the disease and how many deaths were known. Once WHO officials find out the extent of the disease?s proximity, they will contain the area under quarantine.
Those who are in the zone will not be allowed to go beyond it and those who wanted to enter will be prohibited. That is why the concerned officials must be responsible enough to bring in reliable data otherwise there would be miscalculations that can result to more chickens and people being affected instead of being saved.
With the word spread out all across the globe, the government is also having strict participation for the observance if there are any occurrences of the virus in their community. Residents are the one who have to be more watchful because they will be the one more affected.
Their communication and participation is the most important tool to evacuate the presence of this disease and make raising chickens safer to both chickens and owners.
