death - well heck my husband died when my kid was 5 yrs old so I know what thats like BUT I also know as the spouse I was able to get a widows pension, mind you it is only $350 a month but I am smart enough to live frugally to being with...

which is what I suggest for you - dump your computer - shut off your internet - ditch cable and throw out your cell phone
sell your car ( I drove a old car which only cost me $1) and buy a car that you dont have to make car payments on (assuming you are making car payments)
eat cheaply - alot of soup
dont eat out - dont buy every pair of shoes in the store.

there is no reason anyone should be $20,000 in the hole.

and as far as your business "idea" goes - good luck but remember until you get a pay check its just a good idea, dont count on it to all ends - get a real job... (I worked part time minimum wage by the way and SAVED up for a house even then)</description>

You will owe the difference, and it will have a horrible effect on your credit! the best thing you can do is to sell the home. Get an agent, and let them talk to the bank. if the bank knows that you will be selling, and they will get their money in full, then they will be more receptive,  and your credit wont suffer.</description>

This would give you 12 months to decide what you may want to do next and at the end of 12 months, they allow you to purchase the home back. If your local market looks like it might pick up or the home appreciates in value, this could be valuable.

Then you can also use a mitigation service. In this case, you would have an advocate that would work out lower payments directly with your lending institution without ruining your credit.

Typically when if the bank forecloses on your home, it will be sold at auction for a very low price. On average, you would be responsible for not only the difference but all costs involved including legal, taxes and auction fees.
